Fujairah Property
Foreign ownership of property in Fujairah may be problematic for nonresidents at it is the only emirate with no real legal framework regarding property ownership. However, officials are considering entering the freehold property market.
At the current time the government of Fujairah allows just one development to be available for foreign freehold ownership - the 43-story Al Jabar tower. This property will contain showrooms, commercial shops and 270 residential apartments. Foreigners can hold property under a 99-year lease, which is the main option available for those wishing to invest in the Fujairah residential property market.
If Fujairah wants to follow the lead of Dubai, which has seen a boom in property sales, legislation would have to be passed to provide foreigners with freehold ownership. That change in property law is expected by some to be implemented this year.
The Al Jabar Tower will be Fujairah's tallest property, reaching a height of 170 meters.
Other property under development is the Fujairah Paradise resort being built near the Omani border adjacent to the Le meridien Al Aqah Beach Resort. It will contain 1,000 five-star villas, a 150-room hotel, and a 2000 square meter paradise shopping mall.
